The best time to wash a Denver house is mid to late spring, once the overnight freezes have mostly ended and before the summer dust and pollen really build up. A winter on the Front Range leaves a layer of road salt, wind-blown grit, and shaded-side algae on your siding, and spring is when you can clear it off and let the house head into summer clean. Siding gets a low-pressure soft wash, never high pressure.

What Colorado winter leaves on your siding

Even if your house looked fine in December, the cold months coat it. Wind-blown dust and road grime drift onto the walls and stick in the damp. De-icing salt kicks up from the street and settles on the lower siding. And on the north and shaded sides, where the wall stays cold and damp longest, you get a green or gray film of algae and mildew that thrives exactly where the sun does not reach. By the time the snow is gone, the house is wearing a season of all of it.

It is not only how the house looks. That film holds moisture against the siding and around the trim, and grime works its way into seams. Clearing it in spring keeps the wall surface healthier going into the hot, dry, high-UV stretch of a Denver summer.

Walk the perimeter and look for the tells: a green or gray film on the north and shaded walls, a grimy tide line along the lower siding where splashback collects, dulled or chalky-looking paint, and cobwebs and dirt packed into corners and around fixtures. If the shaded side looks noticeably darker than the sunny side, that is algae, and it is the clearest sign the house wants a wash.

What to do before the crew arrives

A few minutes of prep makes a house wash go faster and protects your stuff. Close the windows and any storm windows fully, and pull in cushions, door mats, and anything light off the porch and patio. Move cars off the driveway and away from the walls being washed so nothing catches overspray.
